Companies with an investment grade rating are considered to be the strongest in the world from a financial perspective, and the least likely to default on their credit obligations. The properties we select for will, in most cases, be occupied by tenants such as: CVS, Auto Zone, Starbucks, O’Reilly Automotive, Advance Auto, Family Dollar, Safeway, 7-11, Federal Express, Tractor Supply, Sherwin Williams, and Verizon.
Targeted properties will have tenants such as those mentioned above that have executed a long-term triple net lease, whereby the tenant is obligated to pay for all expenses including property taxes, insurance, and maintenance and repairs (a “NNN Lease”, or “Triple Net Lease”). It is our belief that this type of property can offer the most predictable and safe payment stream.
Safety of capital is enhanced through a rigorous property selection process and a relatively moderate-leverage financial structure. Before we purchase a property, we carefully analyze and take into consideration the following : the physical aspects of the property and the location, the market, the remaining lease term, other terms of the lease, and the credit of the tenant in addition to other considerations.
